Flooring for Coffs Harbour's Older Homes — Federation, Pre-1980 and Brick Veneer Guide

Coffs Harbour has a significant stock of older homes — Federation weatherboard and brick, early fibro construction, 1960s–1970s brick veneer, and pre-1990 construction across the suburbs. These homes have specific flooring considerations that newer builds don't face.


Common Characteristics of Older Coffs Harbour Homes

  • Timber subfloors: Most pre-1980 homes have hardwood boards on bearers and joists. Structurally sound in most cases but rarely perfectly flat.

  • Asbestos-containing materials: Homes built before 1987 may contain asbestos in floor adhesives, vinyl floor tiles and sheet flooring.

  • Low clearance heights: Every millimetre of floor height addition matters in homes with lower ceiling-to-floor ratios.

  • Heritage character: Ornate skirtings, architraves and door frames worth preserving.


Installing SPC Hybrid in Older Homes

  • Over timber subfloors: SPC floats over timber without adhesive. Key requirement: subfloor is flat to within 3mm over 1.8m and structurally sound.

  • Over existing vinyl (non-asbestos): If firmly adhered and flat, SPC can float directly over it. Eliminates removal costs.

  • Over existing tiles: If flat and firmly adhered, SPC can float over tiles. Common in older homes with ceramic tiles.


Height Considerations

SPC hybrid + attached underlay adds 7–9mm to floor height. In older homes with low door thresholds, this can create trip hazards or make doors inoperable. We assess this at measure-and-quote and advise on solutions — typically door trimming or modified threshold strips.


Heritage Skirtings

Float the floor up to existing skirtings and cover the expansion gap with a slim timber bead. This avoids removing and replacing heritage skirtings. The result is slightly less seamless than new construction but preserves the character of the home.
