Best Flooring for Gold Coast Apartments — What Strata Actually Requires in 2026

Replacing flooring in a Gold Coast apartment is more complicated than in a house. You're navigating strata by-laws, acoustic requirements, body corporate approvals and specific installation conditions.

What Acoustic Rating Does Your Strata Require?

  • Lw ≤ 50 (or IIC ≥ 50): The most common minimum — achievable with most hybrid SPC with quality IXPE underlay.

  • Lw ≤ 45: Stricter requirement in newer or premium buildings — requires higher-spec underlay (3mm+).

  • Delta IIC ≥ 17: Another rating format — your product plus underlay combination must achieve this improvement over bare concrete.

Contact your body corporate manager and ask for the flooring by-law or acoustic specification before buying any product.

Do You Need Body Corporate Approval?

In most Gold Coast strata buildings — yes. Submit a written request, provide the product specification including acoustic test results, and wait for written approval (usually 2–4 weeks). Installing without approval risks being required to remove the floor at your own expense.

The Best Products for Gold Coast Apartments

  • Standard acoustic (Lw ≤ 50): Mid-tier hybrid SPC with 1.5mm attached IXPE underlay. Supply from $35–$50/m².

  • Stricter acoustic (Lw ≤ 45): Premium hybrid SPC with 2mm+ underlay, OR additional acoustic underlay. Supply from $45–$65/m².

  • Avoid: Laminate (fails in coastal humidity, typically doesn't meet acoustic requirements without extra underlay).

Typical Apartment Costs on the Gold Coast

2-bedroom apartment (65m²): $4,000–$6,000 total. 3-bedroom apartment (85m²): $5,200–$7,500 total. Includes product, installation, all trims and transitions. We provide full acoustic documentation for your body corporate application.
