The Unique Challenges
River proximity and flood risk: Significant flooding in recent years. Homes in Grafton, Maclean, Lawrence and lower valley are in flood-affected areas.
High humidity: The Clarence Valley averages 65–75% relative humidity, higher near the coast and lower river areas.
Older housing stock: Grafton has significant Federation and pre-1920 homes with timber subfloors, heritage features, and sometimes asbestos-containing materials in older vinyl or adhesives.
What Works — by Location
Grafton CBD and inner suburbs (flood-affected): SPC hybrid — the only rational hard floor choice where flooding has occurred.
Maclean, Lawrence, Ulmarra (flood-adjacent): SPC hybrid. River proximity and town elevation make waterproof flooring essential.
Yamba and Iluka (coastal): SPC hybrid — same reasons as coastal Coffs Harbour. Salt air, coastal humidity, sand.

Special Consideration: Older Grafton Homes
Grafton's Federation and pre-1920 homes have timber subfloors on bearers and joists. SPC hybrid floats over existing timber boards without adhesive — ideal for renovation. The key requirement is that the subfloor is reasonably flat and structurally sound.
Older homes may have original vinyl glued with adhesives that contain asbestos. Do not disturb without professional assessment. In many cases, floating SPC hybrid over the original vinyl avoids the need to disturb any adhesive entirely.
